Select's Waterproofing Services

Below we have outlined step by step what is involved in waterproofing your home and the full waterproofing services that we provide. First answering the number #1 question asked by all customers?

Why is my basement leaking? It never leaked before!

Basement DiagramMost builders, architects, and engineers have been neglectful in their designs as to what is absolutely necessary to assure a dry basement. As you may have noticed, your basement walls (interior or exterior) have never been waterproofed with a rubber membrane. And, your basement floor has never been properly protected below the slab to manage hydrostatic pressure. Imagine for a moment, if we were to examine the excavation work performed by your builder.

He dug a hole in the ground and put your home in it - with no protection. Ground Water enters your basement at the footer joint because of tremendous pressure exerted by the earth on subterranean walls. This stress eventually causes a path of least resistance. According to the Home Inspection Census > 98% of all basements will eventually leak do to builder neglect.

The following steps outline Select's Waterproofing Services:

Step #1

French Drains InstalledRelieving Hydro-static Pressure: The best guarantee to relieve hydro-static pressure is from the interior vs. the exterior. To install a pressure relief system (French Drain) you must open the floor around the perimeter of the basement floor. Deeper and wider is better then - shallow and narrower. And never position the pipe on top of the footer! Remember you footer is level – Water doesn’t flow on a level surface! Hence it will lay stagnant and wick excessive amounts of moisture back into air...

Breaking news: Did you know? 95% of our competitors systems promote vapor transmissions that release increase levels of radon gas and mycotoxins – and they don’t care. Radon gas is the 2nd leading cause to lung cancer. Soon you will realize that we are the most proactive - most responsible – most affordable basement waterproofing company in the tri-state area. When you family’s wellness counts… we care!

Step #2

Sump Pumps InstalledInstalling Single Sumps, Dual sumps, Triple Sumps and Battery Back up Systems are useless if a Pressure Relief System is not installed properly. The dynamics of the sump pump is collecting the water flow that is produce from the (French drain) pressure relief system. The average sump system at 1/3 hp will manage 2400 gallons per hour, which is more than sufficient in most cases. The number of sumps need is calculated by the number of ln ft of system. Rule of thumb!

One sump system for every 120 linear foot! However, if you experience a power outage the sump pump is useless; installing a battery back is always proactive, and well worth the cost in safeguarding your personal items, in addition to: protecting you finished basement or home theater investment! Priceless...

Step 3

foundation repairFixing Structural Wall Cracks: while installing your French drain will save you hundreds $$$.

Usually bows, cracks, bulges, and buckling basement foundation walls happen most frequently in more established structures. However, newer constructed buildings are not immune to quickly developing settling concerns. As soil settles outside foundation walls at differing rates, it expands and contracts with seasonal freezing and thawing processes because of hydrostatic pressure in the water table.

There are several warning signs that should prompt a call to a professional for an inspection besides a bowed or cracked basement wall. The sooner a repair is made, the lower the repair expenses, and often carbon fiber reinforced polymer materials (CFRP) can be used as opposed to more expensive and extensive methods, including excavation.

Step 4

Mold Preventative CoatingAlways apply an “EPA” Mold Coating to foundation walls, not Dry-Loc!

Basement Mold, what is it all about? Mold has certainly made its way into people's homes as well as the headlines recently. Many people still don't fully understand the health hazards of fungal exposure. The term toxic mold is somewhat misleading as it exudes an idea that certain molds are toxic, when actually certain types of molds produce secondary metabolites that produce toxins. The correct term is mycotoxins.

Are you familiar with that basement smell? Airborne mycotoxins can definitely destroy one's health and home. Sometimes, people are unaware that they are breathing mold spores and mycotoxins until they are very sick. A myriad of serious symptoms and illnesses such as chronic bronchitis, learning disabilities, mental deficiencies, heart problems, cancer, multiple sclerosis, chronic fatigue, lupus, fibromyalgia, rheumatoid arthritis, multiple chemical sensitivity, bleeding lungs have been linked to basement molds/mycotoxins

Step 5

Installing a Thermal Armor Vapor barrier will save on energy bills! As well as, eliminate rot and decay!

Basement Wall InsulationReflective Insulation has become a standard component of a total basement insulation system, and it’s a tax deductible.

The Thermal Armor matrix design provides two vital components:

  1. ) As a non-delaminate insulator - you never have to worry about deter ration from thermal by-pass, and it has an R/Factor of 14.1. The problem with Standard fiber class other than breathing in the air borne filaments is de-lamination, due to thermal moisture migrating through your basement walls.
  2. ) Thermal Armor also offers an engineered path into the drainage system to manage wall condensation. Most home owners are unaware the thermal temperature 4 feet below the soils surface is 55 degrees 365 days of year – which is the major contributor to excessive moisture, that causes rot and decay. Our customers call the Thermal Armor Vapor barrier a miracle design that is simply priceless… when it combating rising energy expenses.

Step 6

Step 7

Santa Fe Dehumidifiers & Humidity Control

Santafe DehumidifierSay goodbye to that Basement Smell!

Studies have shown that as much as 50% of the air in your home comes up from your basement or crawlspace. This air is often higher in moisture content, and carries with it various allergens and musty odors. When conditions linger above 60% relative humidity for extended periods of time, mold, mildew, and bacteria growth is stimulated.

A Santa Fe Classic™ dehumidifier helps turn your basement space into living space. The American Lung Association, American Medical Association, and the EPA recommend maintaining relative humidity level in the 30% - 50% range. Ventilation and air conditioning alone cannot provide the protection offered by a high capacity dehumidifier like the Santa Fe Classic.

Protecting your family, and your biggest investment, is worth the best. Your basement isn’t truly finished until you have a Santa Fe dehumidifier installed.

View our Dehumidifiers page for more information on our models.

Select Basement Waterproofing Solutions carries multiple models of the SantFe Dehumidifier to provide humidity control to both crawl spaces and basements.

Humidity control is a key part to any basement waterproofing or crawl space waterproofing solution.
